How to equip an Airbnb: the complete checklist

What to put in an Airbnb on the French Riviera: what the law requires, what guests expect, and what earns better reviews.

In short: a furnished holiday let (meublé de tourisme) must be ready to live in from the moment guests arrive: full bedding, an equipped kitchen, a bathroom with towels, and a smoke alarm, which every home must have by law. On the French Riviera, guests also expect air conditioning, reliable wifi and easy access to the beach. Here is the checklist we use for the properties we manage.

The essentials

  • Smoke alarm fitted and tested (required by law in every home);
  • Full bedding for every bed advertised: mattress protector, pillows, duvet or blanket;
  • Linen: sheets, bath and hand towels, tea towels, bath mat;
  • Kitchen: hob, oven or microwave, fridge, enough crockery and cutlery for every guest, basic utensils;
  • Bathroom: hot water, hairdryer, mirror, storage;
  • Cleaning: vacuum cleaner, broom, bucket, basic cleaning products;
  • Safety: first aid kit, emergency numbers on display, and what to do if the water or power goes off.

The touches behind 5-star reviews

  • A welcome pack: coffee, tea, sugar, oil, salt and pepper, shower gel and shampoo;
  • Blackout curtains in the bedrooms, especially in summer;
  • A clear house guide: access, wifi, recycling, local recommendations;
  • Sockets by the bed and a universal charger;
  • An iron or steamer for business guests;
  • A travel cot and high chair for families, on request.

What to avoid

  • Decor that is too personal, and anything fragile or valuable;
  • Uncomfortable sofa beds or put-you-ups advertised as proper beds;
  • Broken equipment you have not flagged: better to take it off the listing than get a bad review.

Equipment and earnings

Every amenity in your listing puts you in front of more people using search filters, and reviews mostly reward comfort and cleanliness. Every home must have a smoke alarm. A furnished holiday let (meublé de tourisme) must also be ready to live in from the moment guests arrive: full bedding, an equipped kitchen, a bathroom and linen. The optional star rating comes with its own criteria.

It is not a legal requirement, but guests expect it from June to September and many filter their searches for it. Without air conditioning, a property lets less easily and for less in summer.

Yes. Guests expect sheets, towels and tea towels in a holiday let. At Azur Hébergements, we provide the linen and wash it between every stay, paid for out of the cleaning fee guests are charged.
