Terms and conditions

These terms and conditions govern the services offered by AZUR HÉBERGEMENTS. They will be specified and supplemented by a management agreement (mandat de gestion) signed before any service is provided. This document should be reviewed by your legal adviser.
1. Purpose
AZUR HÉBERGEMENTS provides holiday rental management and rental management services (holiday letting, student letting, bail mobilité [French furnished mobility lease, 1 to 10 months], hybrid plan) on behalf of owners of properties located on the French Riviera.
2. Services
Depending on the plan chosen: creation and publication of listings, pricing, management of bookings and guest relations, guest welcome, cleaning and linen, routine maintenance, check-in and check-out inventories, administrative follow-up and reporting. Full details are set out in the management agreement.
3. Fees
The commission is 20% excl. VAT for holiday letting and from 8% excl. VAT for student / mobility leases (blended rate for the hybrid plan), with no hidden fees. The exact amounts and their basis of calculation are set out in the management agreement.
4. Owner's obligations
The owner warrants that they are entitled to let the property, provides decent and insured accommodation, and complies with the applicable regulations (declaration to the town hall, registration number, change-of-use authorisation where applicable, DPE energy performance certificate, tourist tax (taxe de séjour)). AZUR HÉBERGEMENTS assists the owner with these formalities without acting in their place.
5. Estimates
Income estimates (simulator, discussions) are provided for guidance only and do not constitute a guarantee of results.
6. Term & termination
The commitment period and termination conditions are set out in the management agreement.
7. Liability & insurance
AZUR HÉBERGEMENTS is bound by an obligation of means (best-efforts obligation). Each party is liable for damage attributable to it and maintains the insurance required for its business.
8. Governing law
These terms and conditions are governed by French law. In the event of a dispute, an amicable solution will be sought before any action is brought before the competent courts for the place of the registered office. Consumer clients may refer the matter free of charge to the consumer mediator MEDIMMOCONSO (1 allée du Parc de Mesemena, bâtiment A, CS 25222, 44505 La Baule Cedex, medimmoconso.fr).
