How much does Airbnb management cost? Fees, commission and the real cost

What Airbnb management costs in 2026: commission, flat fee or pay-as-you-go, extra charges, Airbnb's 15.5% fee and a worked example for Nice.

In short: Airbnb management is usually paid as a commission on the rent collected: 15 to 30%, or 20% on average, based on the published prices of ten management companies compiled by Lodgify (August 2026). At Azur Hébergements, we charge 20% of rent collected, excl. VAT (24% incl. VAT) for holiday letting, with cleaning paid by guests, and from 8% excl. Commission has one simple advantage: if the property does not let, you pay nothing.

What should the commission cover?

For a full service, check that the following are included:

  • setting up the listing and photos;
  • daily pricing;
  • listing on several platforms with a synced calendar;
  • guest messaging and support 7 days a week;
  • check-ins and check-outs;
  • organising cleaning and linen;
  • minor repairs and handling disputes;
  • holiday let (meublé de tourisme) paperwork;
  • a monthly statement and rent paid over to you.

Which extra charges should you ask about before signing?

A low percentage can hide charges elsewhere. Ask these questions in writing:

  1. Is there a set-up, listing or photography fee?
  2. Who pays for cleaning and linen: the guest or the owner?
  3. Are consumables (soap, toilet paper, coffee) recharged to you?
  4. Are repairs charged by the hour? Do you get a quote first?
  5. Is there a subscription or a monthly minimum?
  6. How long is the contract and what notice do you need to give?

Worked example (made-up figures) for a property collecting €30,000 in rent a year over 80 stays:

Who pays for cleaning?

There are two approaches: either cleaning is added to the price the guest pays, or it is billed to the owner. With us, guests pay the cleaning fee, so it costs you nothing. More in Airbnb cleaning fees.

What does Airbnb's new 15.5% fee change?

By 13 October 2026 at the latest, Airbnb is switching to a single 15.5% fee paid by the host, cleaning included, across the European Economic Area. Until now, hosts paid around 3% and guests paid a service fee on top.

  • On a €100 listed price, the host now receives €84.50 instead of €97 (example published by Meilleurtaux, September 2026).
  • The price guests see now includes everything, so you will need to adjust your prices to keep the same income.
  • Why it matters: in summer 2026, Airbnb brought in 79% of our revenue (707 bookings out of 936).
  • As for the management commission, ask what it is based on: rent collected after platform fees, or the total the guest pays. Ours is based on rent collected.

How do you compare two quotes?

  1. Work out the total annual cost, extras included.
  2. Check what the commission is based on.
  3. Compare what is included, line by line.
  4. Ask to see their property management licence (carte G) and financial guarantee certificate.
  5. Ask for a sample monthly statement.
  6. Read the management agreement (mandat de gestion): term, notice period and how rent is paid over to you.

Is the management commission tax-deductible?

  • Under the régime réel (actual expenses regime), yes: it is a deductible expense, just like platform fees.
  • Under micro-BIC (flat-rate allowance scheme), no: the flat-rate allowance covers all expenses. For 2025 income onwards, it is 30% on receipts up to €15,000 for an unclassified holiday let (meublé de tourisme) and 50% up to €77,700 for a classified one (impots.gouv.fr, updated 6 July 2026).
