How to choose an Airbnb management company: 10 things to check

Carte G, financial guarantee, management agreement, published prices, reporting and Nice's 2026 rules: what to check before you hand over your property on the French Riviera.

In short: to choose an Airbnb management company in Nice, start with what can be proven on paper: a property management licence (carte G), financial guarantee, insurance, written agreement and published prices. Then look at what shows in practice: monthly statements, owner and guest reviews, and a working knowledge of Nice's 2026 rules.

What documents should you ask for before signing?

1. The property management licence (carte G, "gestion immobilière"). A legal requirement as soon as the company manages your property and collects your rent. It is issued by the CCI (Chamber of Commerce and Industry) for 3 years: ask for the number and the expiry date.

2. The financial guarantee certificate. This protects the rent collected on your behalf. The guarantor's name and the amount must be displayed.

3. Professional liability insurance. A legal requirement for any carte G holder.

4. The written management agreement (mandat de gestion). Read it carefully: length, notice period, the powers you grant (setting prices, ordering repairs and up to what amount), and how quickly your rent is paid out.

How do you judge a Nice manager's prices?

5. Published prices. A price list on the website means no quotes that change from one owner to the next.

6. The total cost. Get it in writing: what the commission is calculated on, who pays for cleaning, set-up fees, consumables, any subscription. Now that Airbnb has moved to a single 15.5% host-only fee (by 13 October 2026 at the latest), the calculation basis matters more than ever. How do you check the quality of their work?

7. A monthly statement. Ask to see a sample: nights booked, average nightly rate, rent collected, commission, payout.

8. Reviews. Look in two places: owner reviews on the company's Google profile, and guest reviews on the listings it manages. Ask for two or three sample listings and read the most recent reviews.

9. Dated, sourced figures. "+30% income" with no period or source proves nothing. Ask for the occupancy rate and average nightly rate for a specific season, in your neighbourhood.

What Nice-specific questions should you ask?

10. A firm grasp of the Métropole's regulation of 22 June 2026. Ask them:

  • My property is my main residence: how do you make sure it stays within 120 days a year?
  • It is a second home: will you help me apply for change-of-use authorisation (required from the very first night, valid for 5 years)?
  • Is my property in one of the 4 areas subject to quotas (Vieux-Nice, Riquier-Port-Mont Boron, Centre-Ville, Ouest; 691 authorisations at most in 2026)? Applications are open from 1 September to 31 December 2026.
  • Would a mixed approach (mobility lease in winter, holiday letting in summer), outside the quotas, suit me better?
