In short: running your own Airbnb means doing nine jobs: the listing, pricing, messages, cleaning, check-ins, repairs, guest support, paperwork and reviews. It is perfectly doable if you live nearby, have time in the season and get the right tools. You don't pay a commission. You pay with your time.

How much time does it take?
It depends on how many stays you get: the busier the apartment, the more cleans, check-ins and messages. Across our properties, the average stay from June to August 2026 was 4.2 nights, so in peak season expect a check-out, a clean and a check-in every 4 to 5 days. Before you commit, try it for one July:
- Log every job and how long it takes.
- Count the messages that come in outside office hours.
- Add your travel time to the property.

What rules apply in Nice if you manage it yourself?
- Register the property as furnished tourist accommodation (meublé de tourisme) and show the registration number on your listing.
- Main residence: no more than 120 days a year.
- Second home: change-of-use authorisation needed from the first night, valid for 5 years (metropolitan regulation of 22 June 2026).

Which mistakes cost the most?
- One price all year: too high in winter, too low during event weeks.
- Slow replies: the guest books somewhere else.
- Patchy cleaning: one average review drags down future bookings.
- Missing Airbnb's new fees: 15.5% paid by the host, cleaning included, in force by 13 October 2026 at the latest. Review your prices.
- Paperwork: a listing with no registration number, or tourist tax forgotten on a direct booking.
