Airbnb occupancy on the French Riviera: our real summer 2026 figures

How often our homes in Nice, Antibes, Cannes and four other towns were booked in summer 2026, and at what nightly rate: real figures, how we measure them and what they mean.

In short: in summer 2026 (June to August), the homes we managed for the whole season on the French Riviera were booked on 84% of available nights, at an average of €165 a night. Antibes leads (90%), followed by Juan-les-Pins and Saint-Laurent-du-Var (86%), then Nice (85%). These are gross summer figures from our own portfolio.

Where do these figures come from?

  • Source: our "Saison 2026 Azur" report, exported from Lodgify, the software we use to manage our properties.
  • Period: June, July and August 2026.
  • Scope: only properties we managed for the whole season. Anything that joined us mid-summer is left out.
  • Occupancy rate: nights booked divided by nights open for booking. Nights the owner blocked for personal use are not counted.
  • Average price: the average gross amount earned per booked night.
  • Caveat: these figures describe our properties, not the whole market. A town where we mostly manage studios will show a lower average price than one where we manage two-bedroom apartments.

Saint-Laurent-du-Var and Villeneuve-Loubet have too few properties to give a reliable town average.

What about the whole year?

From September to May, our properties never sit empty: they are let on a bail mobilité (French furnished mobility lease, 1 to 10 months) or a student lease, with 100% occupancy. In summer they switch to holiday letting. The table below combines both.

June to August: monthly occupancy taken from Lodgify on 8 October 2026, averaged across the properties let short-term that month. September to May: properties let on a mobility or student lease. "Full year": average of the twelve months. June is the least predictable month, especially in Cannes, where the season starts later. Using the summer rate from the first table instead (84% of open nights), the full-year figure is 96%.

Is occupancy up on 2025?

Across the 27 properties we managed in both summer 2025 and summer 2026, June to August revenue rose by 7%, while the average nightly rate fell from €201 to €191. In other words, more nights sold at slightly lower prices.

Town by town: the key points

Should you aim for 100% occupancy?

No. A property that is full all summer has usually been priced too low on some dates. What counts is income: price × nights let. That is why the table has a final column: Juan-les-Pins and Saint-Laurent-du-Var share the same occupancy (86%), but not the same revenue per open night.

What pushes occupancy up?

  1. Prices adjusted daily to match demand and local events. See Dynamic pricing.
  2. A complete listing: good photos, a clear description and an up-to-date list of amenities.
  3. A steady flow of good reviews, which lifts the listing in search results.
  4. Fast replies and an up-to-date calendar.
  5. Listing on several platforms, with calendars kept in sync.
  6. Sensible minimum stays, so you are not left with single empty nights between bookings.

How to use these figures for your own property

  1. Start with your town's rate in the table.
  2. Adjust the price for the size and location of your property.
  3. Remember these are summer months. Short stays are quieter off season, which is why a mobility or student lease makes sense from September to May.
