Worth knowing: a studio with a mezzanine earns almost as much as a one-bedroom apartment (€3,490 vs €3,770). Sleeping 3 to 4, it appeals to families and groups of friends.
In Nice, the median one-bedroom apartment earned around €3,650 per summer month.
What about out of season?
- May and the first half of September: a day brought in around 73% of what a summer day did, across our properties managed all season.
- October to April: we do not yet have comparable real data, so we publish no figure. To stay on the safe side, our simulator assumes 40% of a summer day.

Is income growing year on year?
- From June to August, our revenue rose from €358,403 in 2025 to €640,814 in 2026 (+79%). Most of that growth comes from a larger portfolio: 60 properties against 28.
- Like for like (27 properties under management both summers): +7%, with the average nightly rate going from €201 to €191. More nights sold, at a slightly lower rate.
- May to mid-September, like for like (28 properties): +22%.

Airbnb dominates, so its new 15.5% host-only fee, which includes cleaning (by 13 October 2026 at the latest in the European Economic Area), has to be factored in. On direct bookings, see Letting direct or through Airbnb.
From gross income to what you keep: what comes off?
- Platform fees, Airbnb's in particular (see above).
- Management commission if you hand over: with us, 20% of rent collected, excl. VAT (24% incl. VAT). Details in How much does Airbnb management cost.
- Cleaning and linen: paid by guests with us.
- Running costs: service charges, energy, internet, insurance, property tax (taxe foncière).
- Tax: see LMNP and holiday letting.
Net yield = (annual income − annual costs) ÷ total purchase price × 100.
What caps a property's income?
How many nights you are allowed to let. In Nice, since the Métropole's regulation of 22 June 2026, that means 120 days a year for a main residence, and change-of-use authorisation from the very first night for a second home.
